We understand you spend most of your time in this area and we truly wish to respect the environment already created before this expansion, as much as we possibly can.
Our Current Community
Northwest Michigan’s newest community, The Bluffs on Manistee Lake, is a manufactured home and RV development designed for active adults, 55 and over.
Located in our picturesque Manistee Township, The Bluffs features amenities including a swimming pool, hot tub, pickleball courts and expansive clubhouse.

The Bluffs on Manistee Lake is expanding — here in 2026 we are working on adding another 159 new homes to our beloved 36 wooded acres of our 55+ lakeside community.
More neighbors, more life, the same peaceful Manistee spirit we’ve always cherished.

For years, The Bluffs has been one of Manistee’s most cherished communities — a quiet, well-maintained lakeside neighborhood where neighbors become friends. Now, we’re thoughtfully growing into the adjacent wooded land to bring that same quality of life to more families.
The expansion sits on approximately 36 acres of wooded land adjacent to our existing 95-site community. Every home will be designed to complement the natural landscape, with generous lot sizes, meaningful setbacks, and walking paths connecting residents to the lake.

We know expansion can raise questions. We’d rather you have clear answers from us than wonder. Here’s what this project means — and what it doesn’t.
It’s a Quiet, 55+ Community
The entire expansion, like our existing neighborhood, is designated for residents 55 years and older. There are no playgrounds, no school-age children, no weekend parties. The people moving in are looking for exactly what you already enjoy — peace and quiet on a beautiful lake.
Designed With Boundaries in Mind
Setbacks are built into every lot — 10 feet front, 5 feet side, 15 feet rear. The expansion area is wooded and buffered from adjacent properties. Tree clearing will be managed responsibly, including environmental review and habitat assessments completed before ground breaks.
We’re Going Through the Process — Properly
We are working through every required approval: environmental surveys, engineering plans, zoning review with the Village of Eastlake, and SUP (Special Use Permit) filings. We welcome public input as part of that process and will be present at zoning meetings.

How We’re Building This
We’re moving thoughtfully and methodically — the right way to build a community that will stand for decades.
Pre-Development – Current Phase
Environmental assessment, land surveys, engineering design, concept plans, and all zoning approvals. We’re on the ground — literally — to make sure this is done right before a single shovel breaks earth.
Pre-Construction
General contractor pre-construction work, final permitting, utility coordination, and construction document finalization.
Construction — Phase 1 Target: Summer 2026
Horizontal construction: roads, utilities, grading, and site infrastructure. Home factory builds begin in parallel so delivery can begin as soon as sites are ready.
Home Delivery & Move-In
Homes are delivered, set, finished, and move-in ready. New neighbors arrive and the community grows.

Owner’s representative and development lead for The Bluffs Expansion. Geo brings decades of hands-on community development experience to every phase of this project, from environmental review through final occupancy.
Led by Shane Brennan, PE, Spicer Group is handling all engineering: site surveys, stormwater, utility design, and preliminary through construction documentation. Proposal executed March 5, 2026.
